  • Risk Management – We’ll review these processes to identify property risks, and assess these against pre-established criteria in order to determine their potential to impact on health, safety and / or business operations. We will develop risk treatment plans to determine the most appropriate risk management solution for your business, based on all the identified considerations & factors. Asset Condition Auditing is the first step towards informed asset maintenance management planning and budgeting.
  • Statutory Compliance management to meet the ever increasing legislation in areas including Disability Discrimination (DDA), Hazardous Materials & Dangerous Goods, Asbestos, Confined Space Access and Working at Heights. Occupational Health and Safety, and Essential Services maintenance management and auditing is mandatory under state based legislation. By law, building owners must meet certain maintenance criteria regarding all of their property’s fire and life safety systems. Financial penalties or even jail terms may apply for non compliance or serious breaches of the legislation.
  • Environmental Impact issues directly affecting your building are on the rise due to global warming and the increase in world population. In the areas of energy and water management, AESC have developed unique processes to review and continuously monitor energy consumption, benchmarking site performance against current industry standards, guidelines and targets. Site contamination can often go undetected and affect bordering sites until well after the initial contamination has occurred, or go undetected at the time of the property transaction, leaving you open to claims in litigation.
  • Financial management of property maintenance expenditure. AESC can assist you with property expense budget structuring and forecasting. The daily tracking and management of maintenance costs against budget by AESC may be provided with exception reporting against financial limits for every work order raised. This function will relieve you of the time consuming (yet critical) business management task of monitoring maintenance costs for day-to-day property hygiene.
